Terms of Service

These terms (“Terms”) govern your use of the Spacial.Works website at spacial.works and the related private application used by the building owners and current tenants of the office building at 6586 S Kenton St, Centennial, CO 80111. By using the site or app you agree to these Terms.
Who we are
Spacial.Works is operated by the owners of the building. The site and app are tools we use to market available offices and manage our relationship with current tenants. These Terms are not a substitute for any signed lease — your lease governs your tenancy.
What the service does
- Markets available offices and provides a way for prospective tenants to request a tour.
- Lets the building owners track tenant lease, invoice, and payment state by mirroring data from QuickBooks Online.
- Sends transactional email such as sign-in links, tour replies, and tenant billing reminders.
- May, in the future, offer a tenant portal for conference-room booking, balance lookup, and maintenance requests.
Acceptable use
You agree not to:
- Use the site or app for any unlawful purpose.
- Try to access accounts, data, or systems you are not authorized to use, including by attempting to bypass authentication.
- Submit forms with false or misleading information, or use the site to spam or harass anyone.
- Probe, scan, or test the vulnerability of the site or app, or attempt to interfere with its operation.
- Scrape or copy content for any commercial purpose without our permission.
Accounts and access
Sign-in is handled by one-time email links sent to addresses on an explicit allowlist (building owners) or, in the future, to current tenants. We do not maintain passwords. You are responsible for keeping access to your email account secure.
We may suspend or terminate access to the app at any time, for any reason, including ending a tenancy.
Billing and QuickBooks
Invoices, payments, and any late fees are managed through QuickBooks Online. The Spacial.Works app reads from and, where applicable, writes to QuickBooks via Intuit's API. QuickBooks remains the system of record for all financial information. If you see a discrepancy between QuickBooks and the app, QuickBooks is correct and we'll fix the app.
We send transactional email — sign-in links, tour replies, billing reminders, late-fee notices. These are part of the service and cannot be opted out of separately while you are an active user or tenant. We do not send marketing email.
Disclaimers
The site and app are provided “as is” and “as available”. We do not guarantee that the service will be uninterrupted, error-free, or completely secure. Information about offices (availability, pricing) on the marketing site reflects our best knowledge but is not a binding offer; the binding terms of any tenancy are in a signed lease.
Limitation of liability
To the fullest extent permitted by law, Spacial.Works and its owners are not liable for indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenue, or data, arising out of your use of the site or app.
Indemnification
You agree to indemnify and hold us harmless from any claim or demand, including reasonable attorneys' fees, made by a third party arising out of your misuse of the site or app or your violation of these Terms.
Governing law
These Terms are governed by the laws of the State of Colorado, without regard to its conflict of laws rules. Any dispute relating to these Terms will be resolved exclusively in the state or federal courts located in Arapahoe County, Colorado.
Changes
We may update these Terms from time to time. If we change them materially we'll update the “Effective” date and, where appropriate, notify users by email. Continued use of the site or app after a change means you accept the updated Terms.
